Who We Are
Three decades of Philippine real estate, and the same answer to who we work for.
MyVan started as a two-desk brokerage handling house-and-lot resales in one province. Three decades later we represent twelve developments across nine cities and provinces, and the thing that has not changed is who we answer to: the household signing the contract, not the developer paying the commission. That is why we publish turnover dates, quote association dues before anyone asks, and keep a record of every promise a project has made.
To make buying property in the Philippines a decision a household can make with its eyes open — priced honestly, documented completely, and delivered on the date it was promised.
A market where a first-time buyer can compare two projects on the numbers that matter and get the same answer from every broker in the room. We would rather compete on service than on what a brochure leaves out.
Grow carefully — to fifty developments — without losing the thing that makes people recommend us: that they always knew what was happening with their unit.

Tenant sourcing, screening and contract preparation for owners who would rather not do it themselves — plus dues, repairs and turnover inspections handled on your behalf, with a statement every month.
Yield and holding-cost analysis on a specific unit rather than a general market view. We put association dues, occupancy history and the developer’s delivery record side by side so the comparison is an honest one.
We were shown four units in one afternoon and told plainly which two were wrong for us and why. That is not the usual experience. The turnover happened on the date we were given eleven months earlier, which is the part I still tell people about.
I had no idea what I was doing and said so. They walked me through the bank pre-assessment before we looked at a single house, which meant I never wasted a weekend on something I could not have financed. Every fee was on paper before I paid it.
I asked for the association dues, the occupancy rate and the developer’s last three turnover dates. I got all three in writing within a day. That is the whole reason I have bought through them twice.
