Finding Dream Home: Step by Step with us

Buyers who enjoy the search tend to be the ones who narrowed it early. The ones who find it exhausting are usually still looking at everything in week six. The difference is almost never budget — it is whether the shortlist was written down.

Step one: five non-negotiables, in writing

Not fifteen. Five. Commute time, number of real bedrooms, whether a parking slot is included, the school or hospital that has to be within reach, and the monthly ceiling. Anything that does not make the list is a preference, and preferences are what you trade when a unit gets all five right.

Step two: visit at the worst possible hour

Showrooms are scheduled for the kindest hour of the week. Go back on a Monday at half past seven in the morning, and again on a Friday evening. You are not inspecting the unit at that point, you are inspecting the road, the lift queue, the parking situation and how loud the ground floor is. A layout you like can be changed later. A twenty-minute lift wait cannot.

  • Water pressure on the highest floor the building will let you see
  • Mobile signal inside the unit, not in the lobby
  • Where the rubbish goes, and how often
  • Natural light in the afternoon, when it decides how the room feels
  • Noise from the podium, the generator and the nearest road

Step three: compare on cost of ownership

Two units at the same price are rarely the same purchase. Put association dues, parking, expected electricity, and the developer's turnover record side by side in a single table before you decide. A finish you dislike costs a weekend to change; dues that are a third higher cost you every month for as long as you own the place.

When a unit clears all five non-negotiables and wins that table, reserve it. Deciding is the easy part once the comparison is honest — and if nothing clears the list, that is useful information too, not a failed search.
