Top 10 Neighborhoods for Families

“Family-friendly” is the least useful phrase in a property listing. Every developer uses it and none of them define it. When families ask us where to look, we score areas on four things instead, all of which can be checked on a single afternoon visit.

The four measures

1. The school run without a car

Can a child get to a decent school on foot, on a shuttle, or on one short ride? An area where every school day starts with forty minutes of traffic will wear a household down regardless of how good the house is. Walk the route yourself at half past six in the morning.

2. A clinic inside fifteen minutes

Not a hospital — a clinic or urgent-care centre that is open in the evening. Fifteen minutes at a bad hour, not at midnight. This is the measure families thank us for later and rarely think about beforehand.

3. Somewhere a nine-year-old can go alone

A park, a covered court, a quiet street with a shop at the end. An neighbourhood where every trip requires an adult and a vehicle is a neighbourhood that will feel small by the time the children are twelve.

4. Streets that drain

Visit during or just after heavy rain. Ask the neighbours — not the agent — how high the water came the last two times, and whether the road was passable. Nothing else on this list survives an area that floods.

  • Walk the school route at the hour you would really walk it
  • Time the drive to the nearest evening clinic
  • Count the places a child could reach without an adult
  • Come back after a downpour, and ask the neighbours

Score the areas on your shortlist out of four before you compare a single floor plan. It is a blunt instrument and it is far more reliable than the phrase on the brochure. Ask us for the scores on the areas we sell in — we keep them, and we will tell you where a project loses points.
